Einstein Bros. Bagels joins upcoming Bellaire Triangle development

A new regulatory filing confirms that Einstein Bros. Bagels will open a location in the Bellaire Triangle area of Houston. The shop is slated to occupy Suite 140 at the Bellaire Boulevard Shopping Center, a development currently under construction.

The document was submitted to the Texas Department of Licensing and Regulation on Wednesday. It outlines a renovation of a 1,976-square-foot space designated for a first-generation tenant. Work is expected to start in January 2027 and finish by May of that year, though the timeline remains subject to change based on the filing status.

The shopping center will also house a Trader Joe's grocery store, which has been a major point of interest for residents in the region. Construction for that store is ongoing at the corner of Fifth Street, between Bellaire Boulevard and Bissonnet Street. The city of Bellaire announced in December 2025 that the California-based grocer would take over the former Randalls space. Trader Joe's began its own project filings with the state in October, indicating that construction was moving forward.

Kimco Realty, which manages the leasing for the development, lists other food tenants in its site plan. These include Chipotle Mexican Grill and Piada Italian Street Food. The addition of Einstein Bros. places the bagel shop in a cluster of dining options within the same commercial complex.

Einstein Bros. Bagels is part of Panera Brands, a company formed after a 2021 merger. The brand originally launched in 1995 when Boston Chicken acquired regional bagel chains and rebranded them. There are currently nine Einstein Bros. locations in Houston, with a tenth opening soon. Nationally, the company operates more than 700 storefronts.

When the new Trader Joe's opens, it will be approximately 400 feet from the existing Bellaire Market H-E-B. This distance is comparable to the length of a home run hit by Yordan Alvarez. The proximity highlights the density of grocery options in this specific segment of Bellaire Boulevard.

The TDLR filing serves as the official record for the Einstein Bros. renovation. It details the square footage of the space and the projected start and end dates for the physical work. The filing does not specify the exact opening date for the bagel shop, only the window for construction completion.
